How Much Does a Granny Flat Cost in NZ?


If you're thinking about adding a granny flat to your property, the first question is almost always the same one.


So here's a straight answer: a realistic, honest breakdown of what you'll spend from start to finish no fluff, no hidden surprises at the end. And the timing genuinely is good. The consent-free rules that came into force on 15 January 2026 have taken up to $20,000 off the total cost for most families.


The Build Cost

Our granny flat range starts at $98,900 for the two-bedroom, one-bathroom model. That price covers the complete timber-framed build insulation, kitchen, bathroom, flooring, painting, and all electrical and gas certification.

  • 10.8 x 3m - Two Bedroom, One Bathroom (33m2) - from $98,900

  • 12 x 4m - Two Bedroom, One Bathroom (48m2) - from $125,900

  • 15 x 4m - Two Bedroom, Two Bathroom (60m2) - from $199,900

  • 12 x 5.8m - Two Bedroom, One Bathroom (70m2) - from $209,900

  • 12 x 5.8m - Three Bedroom, Two Bathroom (70m2) - from $209,900


All models sit under the 70m² consent-free threshold.


Delivery and Installation

Our cabins are built in our Tauranga workshop and transported to your site, so delivery is priced by distance:

• Within 40km - $600

• Within 100km - $1,100

• Within 150km - $1,550

• Within 200km - $2,000

• Further distances contact us for a custom quote.


Delivery includes full setup and levelling. We don't drop and run.


Site Preparation

Your site needs to be ready before the cabin arrives. Depending on your property, this typically runs $500 to $3,000 and covers levelling, a concrete pad or piers if needed, and connecting power from your mains. We walk you through exactly what your site requires during the quoting process.


Council Costs under the 2026 Rules

This is where the new legislation makes a real difference. Before January 2026, building a granny flat meant full building consent $8,000 to $20,000 in fees and up to 12 weeks of waiting. Under the new rules, you're looking at:


  • Project Information Memorandum (PIM) - $200 to $500

  • Development contributions - $500 to $2,000

  • Building consent fee - $0


Total council cost: typically $700 to $2,500, compared to $8,000 to $20,000 under the old process. The average saving is around $10,000 to $15,000.

Does a Granny Flat Pay for Itself?

For many of our customers, yes and faster than they expected. A two-bedroom granny flat in the Bay of Plenty typically rents for $380 to $450 per week. At that rate, rental income covers the build cost in roughly five to six years. After that, it's pure return.


That's before factoring in what it does to your property value. Based on feedback from our customers, a quality granny flat typically adds $150,000 to $200,000 to your valuation.
