7 Mistakes That Make a Cabin Feel Cold and Damp in July

A cabin that's a pleasure to live in over summer can make winter genuinely miserable if thermal performance wasn't taken seriously during the build. And this isn't just a comfort issue it affects health, energy bills, and the long-term condition of the structure itself.


We've been building cabins in New Zealand long enough to see what goes wrong. Here's what to watch for.


1. Insulation Built to the Minimum

NZ's Building Code sets minimum insulation requirements by climate zone. The word to focus on is minimum it's a legal floor, not a performance target. A cabin built to exact code minimums in a colder region will pass inspection but won't necessarily keep you warm. Ask any builder for their R-values and compare them to best-practice recommendations for your area. The difference in material cost between minimum-spec and genuinely good insulation is often modest. The difference across ten winters is not.


2. Single-Glazed Windows

Windows are where heat goes to leave the building. Single glazing is noticeably colder to stand near, and it's a major contributor to condensation on cold mornings the kind that runs down the glass and sits on your windowsill. Double glazing costs more upfront and earns that back steadily through lower heating bills and a more liveable interior. For any cabin occupied year-round, it's not a luxury upgrade. It's just sensible building.


3. Poor Subfloor Clearance and Ventilation

The gap between the ground and the cabin floor matters more than most people realise. Too little clearance and moisture accumulates under the structure. Without cross-ventilation, that moisture has nowhere to go and over time it works its way into the floor framing, the underfloor insulation, and eventually the air quality inside. Adequate subfloor height and designed ventilation are basic requirements for any cabin in a NZ climate.


4. Assuming All Construction Methods Perform the Same

EPS foam panel cabins are common and they're inexpensive. They also behave differently to timber-framed construction when it comes to thermal mass and moisture management. In some applications foam panels are fine. In high-humidity environments or where temperature swings are significant, they can trap moisture over time and degrade in ways that aren't obvious until the damage is done. Know what your cabin is made of and why that matters for your specific site.


5. No Ventilation Plan

A well-insulated, well-sealed cabin with no mechanical ventilation or designed airflow will accumulate moisture from cooking, showers, and just breathing. That moisture has to go somewhere and without a plan, it goes into the walls and ceiling. Good ventilation doesn't require an expensive system. It requires thought: bathroom extraction, a kitchen rangehood, and some consideration of cross-airflow. These are standard in well-built homes for good reason.


6. Ignoring Orientation

In the Southern Hemisphere, north-facing glass is free heating. A cabin positioned to capture winter sun through its main living areas will be warmer, brighter, and cheaper to run. Getting this right costs nothing at the planning stage. Getting it wrong is permanent you can't reorient a cabin once it's placed. If you have any flexibility in how your cabin is sited, take the sun seriously.


7. Buying Purely on Price

The cheapest cabin is usually cheap because something was left out or downgraded. Sometimes it's insulation. Sometimes glazing. Sometimes it's the subfloor treatment or the quality of joinery seals. These aren't things you'll spot on a show home visit or in a brochure but you'll notice them every July for the next twenty years.
